Can I expect a rent increase and when?
The rent is increased annually on the 1th of July within the applicable statutory regulations.
You will be notified of this rent increase by letter 2 months in advance.
Am I eligible for rent allowance (Huurtoeslag)?
Whether you are eligible for rent allowance depends primarily on your income. The lower the income, the higher the premium amount. Other important factors that determine the level of the rent allowance are your age, the level of the rent and service costs and the composition of your household. If you are eligible for rent allowance, we can not count that amount as income.

Dissatisfied, what can you do?
During your contacts with vb&t, situations may arise about which you are dissatisfied. vb&t would like to discuss these situations together and look for a solution. What is the minimum rental period?
You enter into a rental agreement for at least 12 months. After this year, the contract can be terminated on a monthly basis. Hereby one full calendar month notice period is observed. Cancellation is only possible on the 1st of the month.
Are pets allowed in my rental property?
A small pet is no problem with most rental properties.
Of course we assume that the pet does not cause a nuisance.
Is it possible to get urgency?
Unfortunately, it is not possible to obtain urgency from us.
Can I nominate a candidate for my rental property?
In some cases this is certainly possible. If you know someone who is interested in the home you leave behind, you can mention this person at the time of cancellation. You must then provide contact details of this person; name, address, telephone number and e-mail address.
The rental department will assess whether this candidate could qualify for the home. This candidate must meet the income requirements set for all potential tenants.
The rental price will always be adjusted to a price that suits the market at that time. So the rental price that the candidate will get, will be most likely different then the price you pay at the moment.
If you have already sent the rental notice, you can contact the rental department. They can then see what they can do for this candidate.
When will the key transfer take place?
Via vb&t you will be invited for the key transfer, this takes place on the first day of the lease, if this is not a working day, the key transfer takes place on the next working day. The keys may never be handed over by the former tenant to the new tenant without the intervention of vb&t.
Is it possible to guarantee for someone else?
Unfortunately, it is not possible to be a guarantor or to rent for someone else. Of course, a possibly requested deposit may be paid by someone else.
Do I have to pay registration fees (brokerage fees)?
You do not have to pay registration fees and there are no brokerage fees.

Why do I have to register digitally?
We strive to make the rental process as digital as possible. Thanks to digital processing, we can respond faster, support you better and you can arrange everything from home. We are happy to talk to you and to help you find the perfect home, both digitally and personally.
Will I receive a confirmation of my registration?
Yes, immediately after registration you will receive confirmation from us with the data you have left behind. PLEASE NOTE this mail may end up in your SPAM / Unwanted email.
Why can not I enter a maximum rental price?
The rent up to is determined on the basis of your gross monthly income. If you enter the gross monthly income field, the rent is automatically filled up.
I can not log in, what should I do?
If you have forgotten your password, you can request it by clicking ”Forgot password?”.
If this does not work, it is possible that your login name (e-mail address) starts with a capital letter.
I want to register for someone, is that allowed?
That is allowed, but you have to fill in the income data of the potential tenant and upload his / her documents. You may enter your telephone number and e-mail address as contact details.
I am registered and I do not receive an offer, how is that possible?
It may be that you have completed living wishes for which nothing has become available.
You can easily view and change this yourself by logging into our website -> ‘My dossier’.
You log in and click on the button: ‘my search profile’, you can change this at any time.
I have responded to one of your homes but do not hear anything, how is that possible?
You will always receive confirmation of your response to the property.
This explains the procedure.
You will be notified if it is your turn for a viewing or if the property is rented.
I am a suggested candidate, how to proceed?
If the current tenant has indicated you as a candidate in the rental term, we will contact you as soon as possible. You can already register and complete your file as much as possible. We will take your file into consideration as soon as the termination is confirmed.
How long does it take before I have a home?
Unfortunately, we can not give a concrete answer to this question.
It depends on who and how many people respond to the property.
How are the properties allocated?
On the basis of the income requirement for the houses, housing preferences, availability, completeness of your file and final credit check, the houses are assigned to the most suitable candidate.
Can I get a rental home as a student?
No, it is only possible to rent with sufficient income according to our income requirements, whereby a maximum of 2 incomes can be seen as a common income.
When do I need to submit documents?
Only when a house has been assigned to you by vb&t Verhuurmakelaars you have to upload documents in your customer file.

Where can I upload my documents?
Once you have filled in your registration form you can view your details via the ‘My Dossier’ button. Here you can also upload documents that we need from you.
Why do I need to provide these documents?
To check whether you meet the income requirements, we need your personal and financial information. A credit check is carried out with these documents by the rental team. So a steady, regular income and a good payment history is important. Our test follows the guidelines of NIBUD.

Renting / Rental agreement
What is meant by small repairs?
The rental agreement specifies which repair work falls under the responsibility of the tenant (article 11). The other things are for the owner.
I have digitally signed my contract, will I receive a (written) copy?
If all the tenants have signed the agreement, everyone will receive an e-mail containing the lease agreement and general provisions. These are for your own administration. So no paper copy will be sent to you.
When does a deposit apply?
A deposit is standard for some properties. For homes where this is not the case, a deposit is requested if:
- you do not meet the income requirements as set by us;
- you do meet the income requirements, but by adding your own funds;
- you obtain your income (in part) from your (funds) capital;
- you work as an independent entrepreneur, with or without personnel;
- you are in your probationary period of an employment contract;
- you have a fixed-term employment contract;
- you come from abroad and a credit check is not possible.
The first one (and a half) month’s rent and any deposit must be paid before the key transfer at the latest.
Determinate the rent
Can you look at the house before I determinate the rent?
No, unfortunately that is not possible. As soon as you have determinate the rent, we will schedule a preliminary and final inspection. The mutation inspector will indicate at the pre-inspection what you still need to change before you leave the home. This is checked at the final inspection.

What can I expect from the inspections when I determinate the rent?
If you are going to move, you have to give the house empty, clean and without damage back to us. Therefore an property inspector of vb&t visits twice to view the house together with you.
During the first inspection you will walk through the house with one of our inspectors. The inspector examines whether there are items that you need to remove and / or repair before the end date. This inspection takes 45-60 minutes. The inspector makes a report of the condition of the house, you will receive a copy.
At the second inspection, our employee checks the home again. Is the house empty and clean? Are the repairs and adjustments done? If the house is not yet in order, we need to arrange this ourselves, unfortunately at your expense. After the final inspection we also ask the keys back.
Can someone else take over the inspection from me?
Yes, that is possible. You must then give this observer an authorization form.
Do not forget to put your name, the name of the observer, the date and the signatures of both of you in the authorization. The observer gives the authorization to the inspector during the inspection. He or she must also show proof of identity (ID/driver’s license).
My house is already empty and tidy, is a pre-inspection still necessary?
Yes, a pre-inspection is always necessary when your determinate the rent. The inspector goes through the house with you and tells you what needs to be done before the final inspection takes place. We also do this to prevent unpleasant situations during the final inspection. You can not cancel the pre-inspection.
Can I change the date of the pre-inspection or final inspection?
The first inspection can be rescheduled in special cases. Please contact your mutation inspector for this.
Unfortunately, you can not postpone the appointment for the final inspection. You can have someone else take over the appointment. You must then give this person an authorization form. Do not forget to put your name, the name of the observer, the date and the signatures of both of you in the authorization. The observer gives the authorization to the inspector. He or she must also provide identification (ID / driver’s license).
How should walls and ceilings be delivered?
Ceilings, textured walls and paintwork that have been applied will again be smooth (wallpaper ready), in a white color and left undamaged.
In what condition do you want the house back?
Can I leave the floor until there is a new tenant?
No, if a house is not rented out immediately, the house must be delivered empty. In some exceptional cases you can leave the floor behind, the property inspector will decide if this is a possibility for you.
If we find a tenant before you leave the house and this new tenant wants to take over your floor, then you can of course leave the floor.
Why does the floor covering have to be removed from the stairs?
Floor coverings are seen as unhygienic and must be removed when empty, including glue residues. This also applies to half moons on stair steps.
I have to clean the clickos, why is that?
Cliko’s should be cleaned because of possibly pests.
What do I have to do with the garden when I determinate the rent?
Bushes and trees need to be neatly pruned when you as the tenant leave, this also applies to removing weeds and mowing the grass.
