An owner may increase the rent of his property once every 12 months, or twice every 24 months. This usually happens on July 1st, but it is not mandatory as of this date. A number of properties that are managed by vb&t have a different rental price indexing date, which can be any month in the year.
In the month of April, most rental prices are set from July 1st 2019, which means that most rental prices change in the coming months. We will inform our tenants of this not later than the 30rd of April by letter (digitally or by post). In this letter about the rent adjustment as of 1 July 2019, the following will be stated:
- Date on which the rent increase starts;
- Old and the new basic rent;
- Percentage / amount by which the rent is increased;
- How to object.
New rental price
Please note: the new rental price will be applied to all properties that come available from now on, as soon as we know the new rental price. It may therefore be that the house you have in mind a few days later is slightly more expensive due to the rent increase. If we apply the new rental price, we will stipulate in the contract that the rental price will only be increased (again) from 1st of July 2020.
A rent increase means that the amount that you as a tenant have to pay for the occupancy of the property increases. A rent increase may not simply be implemented. The landlords are bound by all kinds of rules when implementing. In this way you as a tenant are protected against sky-high rents and multiple increases per year.
Regulations rent increase
The rules that apply to rent increases include that the rent may be increased only once a year, the rent may not exceed the maximum rent and the tenant must be notified at least two months in advance. There is no fixed date for implementing the increase, but most owners decide to do this on 1st of July. A number of properties that are managed by vb&t have a different rental price indexing date, which can be any month of the year. Even if the contract is not yet one year old, the rent may be increased on this date. Then a year has to be waited for the next increase. An exception applies if the home has improved considerably. In this case an additional increase may be made.
Maximum rental price
The maximum rental price is determined with the property valuation system. It is not possible to increase the rent retroactively.
